Project Location: 3616 Fidalgo Bay Road (P33174)
The applicant is requesting a Preliminary Short Plat application to subdivide approximately 1.6 acres (69,700 sq. ft.) into (3) residential lots. The property has a split zoning of Residential Low Density 2A (R2A) and Residential Medium Density 3 (R3); the proposed lots are required to meet the zoning for which they are located. Proposed Lot 1 is in the R3 zoning and contains the existing residence; the lot size is proposed at 0.62 acres (roughly 27,000 sq. ft.). Lot 2 is proposed at approximately 0.53 acres (23,086 sq. ft.) and located in the R3 zoning. Lot 3 is proposed at approximately 0.42 acres (18,295 sq. ft.) and located in the R2A zoning. Minimum lot sizes for single family residences are 6,000 sq. ft. in the R2A zoning and 4,500 sq. ft. in the R3 zoning. Each lot would be serviced with City utilities (water, sewer). Access to the proposed lots is via a proposed 20 ft. shared access easement off of Fidalgo Bay Road.
Due to subject property’s proximity to the shoreline of Fidalgo Bay, a shoreline of statewide significance, a shoreline exemption permit for the proposed clearing and grading activities associated with the installation of the driveway is proposed and provided with application.
